Team Kassis Rental Application Guidelines

We require adult applicant to meet certain rental criteria.  Before completing a Rental Application, we encourage the applicant to review these requirements.  Each applicant must submit a fully completed and signed rental application.  All applicants that are age 18 or older must be listed as responsible parties on the Lease Agreement.

  • APPLICATION FEE:  All applicants must be accompanied by a non-refundable $35.00 application fee per applicant and guarantor. Incomplete applications or unsigned applications will not be processed.
  • OCCUPANCY GUIDELINES: All residents and occupants must be listed on the lease agreement.  The rental rate will be the current market rent for the available apartment at the time of rental.
    • MAXIMUM OCCUPANCY:
    • ONE BEDROOM:  3 persons
    • ONE BEDROOM W/STUDY:  4 persons
    • TWO BEDROOM:  5 persons
    • THREE BEDROOMS:  7 persons
  • RENTAL HISTORY:   Applicants must NOT have a negative rental history.  Negative rental history, such as evictions will be used as grounds for denial of application. Information from past 3 residences will be considered.
  • INCOME:  Employment and monthly income must be verifiable.  Monthly combined income for all occupants must be at least 3 times the monthly rental rate. Income must be verifiable. Please provide copies of pay stubs, or other documentation showing retirement, child support, alimony, disability, or other forms of income. If self-employed, please provide copies of you last two years tax returns. Employment of less than one year will require additional employment references.
  • CREDIT:  All applicants must sign a Consumer Report Authorization that will allow Team Kassis Property Management to process a consumer credit report.  A credit score that is lower than 580 will be automatic grounds for a denial of application.
  • CO-SIGNER/GUARANTOR:  Any co-signer/guarantor must have at least twelve months of verifiable rental/mortgage history, income must be verified at 5 times the monthly rental rate and credit score must be greater than 600 with no negative or derogatory trades.
  • FALSE INFORMATION:  Any falsification of information on the application will automatically disqualify the applicant and all deposits and application monies will be forfeited.
  • Photo ID (Driver License, State ID, Military ID, Green Card, or Passport) must be presented at the time the lease/rental agreement is signed.

 

Cancellation:  The application(s) and deposit(s) and fees are required to reserve any unit.  Once the application(s) has been signed and turned in, the application(s) fee(s) is non-refundable.  Once the application(s) is approved, the deposit(s) becomes non-refundable.
