Team Kassis Property Management Rental Application Guidelines 

We require adult applicants to meet certain rental criteria.  Before completing a Rental Application, we encourage the applicant to review these requirements.  Each applicant must submit a fully completed and signed rental application.  All applicants that are age 18 or older must be listed as responsible parties on the Lease Agreement.  All persons 18 years and older, or emancipated minors, are required to fill out a separate application and pay a separate application processing fee.

  • APPLICATION FEE: All applicants must be accompanied by a non-refundable $45.00 application fee per applicant.   Incomplete applications or unsigned applications will not be processed.
  • OCCUPANCY GUIDELINES: All residents and occupants must be listed on the lease agreement.  Household size limited to 2 persons per bedroom plus1.  
  • RENTAL HISTORY: Owner policies vary; a payment history of not less than 6 months in a timely manner at the same location and favorable references from at least 2 two previous addresses or past 7 years  are required by most owners.  Applicants must NOT have a negative rental history.  Negative rental history, such as evictions, current disputes with landlords will be used as grounds for denial of application. 
  • RENT: Rent is due and payable in full on the first of each month. 
  • EMPLOYMENT:  If employed for less than one year, we will also verify previous employment records.  Self employed persons will be required to submit their last two year's tax returns.  
  • INCOME: Employment and monthly income must be verifiable.  Monthly combined income (net) for all occupants must be at least 3 times the monthly rental rate. Income must be sufficient to pay current obligations and living expenses plus rent.   Please provide copies of pay stubs, or other documentation showing retirement, child support, alimony, disability, or other forms of income. If self-employed, please provide copies of you last two year’s tax returns. Employment of less than one year will require additional employment references.
  • CREDIT: All applicants must sign a Consumer Report Authorization that will allow Team Kassis Property Management to process a consumer credit report.  A credit score that is lower than 620 will be automatic grounds for a denial of application.    No collections, judgments or liens.  
  • FALSE INFORMATION: Any falsification of information on the application will automatically disqualify the applicant and all deposits and application monies will be forfeited.
  • Photo ID: (Drivers License, State ID, Military ID, Green Card, or Passport) must be presented at the time the lease/rental agreement is signed.
  • An application may be denied for any or all of the following reasons. False information on the application, incomplete or unsigned rental application, household income is insufficient to cover 3 times rent, credit report contains I-9’s collections, judgments or liens, current disputes with landlords or prior evictions, unfavorable rental references, unverifiable employment or income, expressing hostility or demonstration abusive behavior or language with management staff during application processing

Cancellation:  The application(s) and deposit(s) and fees are required to reserve any unit.  Once the application(s) has been signed and turned in, the application(s) fee(s) is non-refundable.  Once the application(s) is approved, the deposit(s) becomes non-refundable.
